Commercial Exterior Insulation and Finish Systems (EIFS) Stucco Services

EIFS is the best stucco system for insulating commercial buildings. It uses foam panels, mesh, and synthetic base coats to create a sealed thermal barrier on external walls. This system reduces heat loss and lowers utility bills in cold climates like Alberta.

A stucco finish in EIFS is flexible, water-resistant, and available in many textures. Unlike cement-based stucco, it does not crack easily or absorb moisture. With proper application, it lasts over 25 years.

Depend Exteriors is a certified stucco company with experience in large-scale stucco work. We handle all phases of commercial EIFS projects with code-approved products and proven application methods.

Exterior Stucco Painting Service

Painting stucco adds protection and a clean, updated look to your home or building. We apply high-quality coatings that bond to textured surfaces without peeling or trapping moisture, helping extend the life of your stucco and improving curb appeal.

Our process starts with surface preparation and a proper base coat. This step seals the stucco and allows the topcoat to stick evenly, which reduces flaking and colour fading over time. We follow manufacturer guidelines for drying and coverage.

Does Climate Affect Exterior Insulation and Finish Systems?

Climate affects EIFS. EIFS performs well in cold regions by creating a continuous insulation layer that reduces heat loss through external walls. In AB’s freeze-thaw conditions, EIFS resists cracking better than traditional stucco because it can expand and contract with temperature changes.

Moisture is another concern. If installed correctly, with a proper base coat, drainage plane, and sealing, EIFS prevents water from entering the wall system. This protects the structure and improves energy efficiency year-round.

EIFS helps keep buildings cooler in hot climates by reducing solar heat gain. However, the main benefit is reducing energy costs during long winters while protecting against moisture and temperature shifts.

Proudly Serving Strathcona AB

Strathcona was a city in Alberta, Canada, on the south side of the North Saskatchewan River. Founded in 1891 as a railway centre, it became a town in 1899 and a city in 1907. It amalgamated with the City of Edmonton in 1912.

Its history began in the 1870s. Its first residents were an offshoot of the hangers-on and self-employed contractors who resided near the old Fort Edmonton on the north side of the river. This mixed community of British (especially Orkney), Québécois, Cree, and Metis fur trade employees, pioneer farmers, hunters, and their families was replaced mainly by eastern Canadian pioneer farmers (and land speculators) in the 1880s.

This notably included the Papaschase First Nation, which was initially granted approximately 40 square miles (100 km2) of reserve lands through Treaty 6 but was allegedly dispersed in 1888 due to pressure from settlers who wanted to develop the land.

FAQS

It is widely regarded as a great place to live. It offers a strong sense of community, low crime rates, excellent public services, and access to both urban and rural lifestyles. With quality schools, family-friendly amenities, and proximity to Edmonton, it appeals to families and professionals seeking safety, space, and convenience.

Strathcona began as a separate city on the south side of the North Saskatchewan River, across from Edmonton. It was established in the late 1800s, mainly due to the arrival of the railway. In 1912, it amalgamated with Edmonton. Today, it refers to a specialized municipality east of Edmonton, formed in 1996, which includes Sherwood Park and several rural hamlets. Its roots are tied to agriculture, industry, and regional trade.

Stucco is durable, low-maintenance, and performs well on residential and commercial buildings. It withstands Alberta’s freeze-thaw cycles and provides excellent curb appeal with customizable textures and colors.

We handle new stucco installations and repairs for cracks, peeling, water damage, and aging finishes. We’ll assess your building and recommend the correct fix.

Exterior insulation systems are better since they insulate the entire exterior wall, not just cover it. This means better thermal performance, fewer drafts, and lower heating bills, especially during Alberta’s long winters.

We work with suppliers who provide industry-approved products made to meet Western Canada’s building standards. Every component we use is tested to handle freeze-thaw cycles, moisture, and UV exposure.

Parging is a cement-based coating applied to foundation walls to improve appearance and prevent surface damage. EIFS stucco applications, on the other hand, are a complete exterior insulation system for walls above grade. We offer both, but specialize in EIFS for complete energy-efficient finishes.

Exterior insulation stucco can be installed over old masonry surfaces with proper preparation. We’ll inspect your existing wall, apply a base layer, and build a complete system that adds insulation, seals out moisture, and gives your exterior a fresh new finish.
